Congratulations on your decision to purchase a home. Owning property is always a good feeling and a good investment. Buying your home is an exciting experience, and, while understanding these emotions, Dave would like to advise and guide you through the process, so that common pitfalls are avoided, thereby ensuring a smooth and rewarding experience.

These are the steps normally followed in purchasing a home:

 1. What should your new home be like?

There are certain factors that will determine what kind of home will be right for you.  For example:

• Number of people in the household, determines the number of rooms needed

• What workrooms (garages, work spaces, dark rooms, shed) are wanted?

• What amenities do you need close by? (public transport, schools, shops, etc.)

• Would you prefer a condo or a house?

• Would you like a one-level or multi-level house?

• Do you have pets?

• Would you like a view?

Taking these and other factors into consideration, Dave will work with you to find the house which meets all these requirements.

2. Determine your budget and financial qualifications

Keeping your budget in mind, Dave will look to accommodate as many of your requests as possible. He will explain matters such as the down-payment, mortgage pre-qualifications, government programs, interest rates, and other costs (legal fees, closing costs), enabling you to find that which is best adapted to your particular circumstances.

Dave works with a full-time, professional mortgage broker who is not affiliated with any bank, and can therefore find you the best rates available on the market. He will show you that it is possible and affordable to purchase property, and demonstrate how you can be a homeowner! With increased flexibility and low interest rates, there could not be a better time to buy.

3. Finding the right home

Once you have a clear idea of exactly what you need and can afford, it’s time to start the searching! As buying a home may be one of your biggest investments, Dave will be happy to advise you which properties are the most suitable for your circumstances.  Dave has access to all properties on the market and if needed, can find properties that are not yet listed for sale.

4. Professional associates

Dave works closely with mortgage specialists, property lawyers, accountants, property inspectors, appraisers, surveyors, draftsmen, and other experts to protect your interests. All outstanding legal issues that need to be cleared, such as liens, will be fully researched before considering a purchase.  Dave will guide you expertly through the intricate process of purchasing your new home.

5. Timing your move

The timing of your move is important. Dave will ensure that all paperwork is prepared on time and that payment and possession dates meet your expectations.

Finally, it’s time to move into your new home! Dave will deliver your new keys and be there to inspect the home with you on move-in date.
